Map the details a roof-area total can miss
Identify valleys, changes in roof direction, skylights, chimneys and walls meeting the roof. If your property has any of these features, ask the assessor to show how they are included in the proposal. A square-foot total alone does not describe the work at each junction.
Share known leaks or previous repairs near those details. Ask which items will be replaced, reused or assessed further, and how the condition of adjacent materials could affect the work. Keep uncertainty written down instead of treating a visual inspection as proof of hidden conditions.
Compare a complete system, not only a colour
The standing seam and metal shingle guides explain different product formats. Ask which exact option is proposed for your roof and which instructions govern its use at your measured slope and details.
Request samples and a written specification for the profile, material, finish, accessories and roof-edge treatment. A gallery photograph can help discuss appearance; it does not identify the product offered in your quote or establish the location of the photographed project.
Agree on exclusions and future changes
Tell the assessor about planned skylight, attic, solar or exterior work if relevant. Ask whether it should be coordinated before the roof replacement and who is responsible for each part. This is a planning conversation, not a statement that every future change can be accommodated.
Use the City of Markham for municipal enquiries about the specific proposed work. Ask for applicable requirements before agreeing to an assembly or change; this page makes no permit determination.
Request a Markham assessment with clear inputs
FALX serves Markham within its confirmed GTA service area. Its visitor-capable office is at 2585 Drew Road, Unit 10, Mississauga, ON L4T 1G1. Contact FALX to arrange a visit; the office is in Mississauga, not a Markham branch.
Send the property address, roof features you want to discuss and your main reason for considering replacement. Review the cost guide, then compare a written proposal that names the included details and any repair allowances.
