Start with the house, not a price per square foot.
Share the property address, your reason for replacing the roof and any known leaks, repairs or changes to the attic. Photos taken safely from the ground can help explain your questions; do not climb onto the roof to prepare an enquiry.
Ask the assessor to separate what is visible, what has been measured and what still needs checking. Record the current covering, known roof layers, deck condition, ventilation and details around chimneys, skylights or adjoining walls. If the condition beneath the covering is unknown, ask how that uncertainty will be handled in the written quote.
The residential metal roofing guide explains the overall service. This page focuses on the information and decisions needed before installation.
Name the system you are comparing.
“Metal roofing” is not a complete product specification. Request the manufacturer, profile, base material, coating, colour and matching accessories in writing. Ask which installation instructions apply to the proposed system and your roof.
Use the standing seam overview and metal shingles overview to compare appearance and system questions. Choose from the actual samples and specification offered for your property, not a photograph of an unnamed product.
If you are also considering asphalt, use the metal-versus-asphalt comparison and ask each contractor to quote the same roof condition and work scope.
Put the full installation scope in the proposal.
Before accepting a quote, ask it to identify:
- which existing materials will be removed and how disposal is handled;
- how deck damage will be recorded, priced and approved if discovered;
- the proposed underlayment, ventilation work and system accessories;
- the treatment of valleys, roof edges, walls, chimneys and other penetrations;
- any proposed snow-management or drainage work, including what is excluded;
- who checks applicable approvals and obtains them when required;
- cleanup, final inspection and the documents provided at handover.
This is a scope checklist, not an installation specification. The selected system, assessed conditions and applicable requirements must determine the actual details. Do not assume an overlay over existing shingles is suitable without that assessment.
Discuss access and the work schedule early.
For your Toronto or GTA property, describe driveway access, shared passages, neighbouring buildings and any restrictions you already know about. Ask where materials and waste containers would go, how entrances and landscaping would be protected and who will be your contact during the work.
Request a proposed start window and explain any date constraints. Ask what could change that window, how weather interruptions are communicated and how the property is protected if work pauses. Do not treat a general turnaround claim as a confirmed installation date.
Compare quotes on the same assumptions.
Use the Ontario metal roof cost guide to organize your questions, then compare the written proposals line by line. Confirm the measured roof area, selected product, included repairs, removal, accessories, taxes and exclusions.
Ask how additional work is approved and how it changes the total. Separate the quoted amount from any allowance that depends on conditions discovered later. If payment options matter, request the current written terms rather than relying on an old website offer.
A lower total is not a like-for-like comparison when one proposal leaves out work included in another.
Ask for relevant project evidence and warranty documents.
Browse FALX project examples, then ask which examples match the proposed profile, roof shape or installation details. Confirm a project's location, date and scope before treating it as evidence of work on a similar Toronto property. A gallery image alone does not establish those facts.
Request the specific manufacturer's warranty and the contractor's workmanship terms. Compare what each covers, who provides it, its duration, exclusions, maintenance requirements and any transfer conditions. A warranty headline is not a substitute for those documents or a promise of the roof's service life.
The FALX company overview provides the broader context. For your decision, keep the selected product, property-specific scope and written terms together.
Before you request an installation quote.
Clear inputs make the next conversation more useful.
What should I prepare for a metal roof assessment?
Share the property address, known leaks or repairs, the current roof covering if you know it, and any access or timing constraints. Include photos taken safely from the ground if available. Let the assessor identify what still needs inspection or measurement.
Can I compare two quotes using price alone?
Not reliably if their scope differs. Compare the measured area, exact system, removal, repairs, accessories, taxes, exclusions and written warranty terms. Ask each contractor to explain any allowance or unknown condition.
Can metal roofing go over my existing shingles?
Do not assume an overlay is suitable. Ask for a property-specific assessment and the selected manufacturer's requirements, including the existing layers, roof condition and proposed assembly. Have the agreed removal or overlay scope written into the proposal.
How do I confirm the installation schedule?
Request a proposed start window and ask what depends on materials, access, weather or additional work. Confirm how changes will be communicated. A general website turnaround statement is not a confirmed date for your property.
Does a long warranty guarantee how long my roof will last?
A warranty and an expected service life are different things. Read the actual product and workmanship documents, including coverage, exclusions, responsibilities and maintenance requirements. Do not rely on the headline number alone.
