Residential metal roofing
A metal roof is an assembly, not a product name. The order matters: inspect the roof that is already there, select the profile for it, then define every water, ventilation and edge detail.
What is a residential metal roof?
A metal roof is a system of layers, not a surface. It is metal panels or modular metal shingles installed with compatible underlayment, flashings, fasteners, ventilation and edge details. The result depends on how those parts fit the existing house and roof geometry.
FALX Metal Roofing considers projects in Toronto and the GTA from its Mississauga base. See our Toronto and GTA metal roofing overview, our Toronto metal roof installation planning guide or Mississauga service information; availability is confirmed for each property address.
Under the panels, support and underlayment must suit the selected system. The written scope should identify the substrate, membrane specification and repairs needed for the existing roof.
Most of the work that keeps a roof dry happens where the plane breaks. Valleys, chimneys, walls, skylights, eaves and penetrations each need a detail matched to the selected system. Ventilation belongs to the same scope and is reviewed with the roof, not after it.
The panel itself is the last decision, not the first. Colour is only one choice — panel or shingle shape, seams, edges and transitions affect the final appearance. And appearance is not all the assembly decides: perceived sound depends on the deck, underlayment, attic and insulation, not on the exterior sheet alone.

What an inspection has to settle
Slope limits are product-specific. Ask the assessor to check the measured pitch against the chosen profile's installation instructions. You do not need to climb onto the roof to measure it.
An inspection worth having comes back with measurements and photographs, not impressions: the roof's dimensions and where its planes change, the number of layers and the state of the deck under them, every opening in it, the attic ventilation and any known moisture as they stand today, and how material and people will get up there. Photos and measurements make later decisions easier to verify.
An existing shingle roof may be a candidate for an overlay, but layer count alone does not establish suitability. Roof condition and the selected system's requirements must support the decision. Record removal or overlay in the written scope.
From there the job runs in four steps — inspect, specify, install, walk through. The full sequence, and what each step covers, is set out with the process.
Before installation
See the roof before the new system goes on.
The existing shingles, roof planes and site access all affect preparation. This is why the assessment comes before the final installation scope.

- Visible access and staging conditions
- Conditions used to prepare a roof-specific plan
The written scope
What belongs in a complete scope
A metal roof scope is a list of decisions. Each one has a right answer for the roof in front of you and a wrong one, and the written scope is where they become checkable. Here is what should be named in it — by us, or by anyone else quoting the same roof.
Which one, and what the inspection found that decided it.
What the scope assumes is sound underneath, written plainly enough that you can tell when the assumption has failed.
The specified product or performance requirement, not a generic label.
The profile, the coating and the colour, each named in the document.
A named detail for each break in the roof plane, matched to the system being installed — not one line that says “flashings” with a number beside it.
Every vent, stack and skylight that comes through the roof, listed rather than assumed.
Intake, exhaust, and what the scope does about the attic conditions the roof already has.
How the panels are held down — through the face of the sheet, or by a concealed system. The two are different assemblies, and a scope that does not say which is not specific enough to compare.
Who takes the old material away, and whether that sits inside the price or beside it.
What is protected while the work runs, and the state the site is left in.
What happens when the roof is opened and something is found that the scope did not anticipate: who decides, and how it is priced.
The care information, and the exact product and workmanship documents supplied for your roof.
This list is not ours. It is what a metal roof needs decided, and any roofer quoting one can put it in writing. If a quote in front of you is silent on a line, that is the question to go back with.
Use our metal roof cost guide to compare what is included in each proposal, not just the total.
Homeowner questions
Three questions to answer before comparing quotes.
Does a metal roof need special underlayment?
The underlayment must be compatible with the selected metal-roofing system, substrate and roof conditions. The proposal should name the specified product or performance requirement rather than use a generic label.
Will a metal roof make a house noisier?
Perceived sound depends on the complete assembly, including deck, underlayment, attic and insulation—not the exterior sheet alone. The existing construction should be considered before making a claim.
What should be included in a metal-roof quote?
A comparable quote should identify removal or overlay, deck assumptions, underlayment, metal profile and finish, flashings, ventilation, penetrations, disposal, site protection, change conditions and the exact product and workmanship documents supplied for your roof.
